FAQ

Questions property managers ask us

Straight answers about how we price, report and run commercial and estate grounds maintenance across Austin and Central Texas.

What does Central Texas Landscaping do?

We provide commercial and estate grounds maintenance, landscape installation and enhancements for property managers, HOA boards, multifamily communities and private estates across Austin and Central Texas.

What areas do you serve?

Austin, Westlake, Lakeway, Bee Cave, Cedar Park, Leander, Round Rock, Georgetown, Dripping Springs and nearby Central Texas communities.

What makes you different from other commercial landscapers?

Documentation. Every visit ends with a photo report, every month you get a recap, and every year a spend summary by category. An account manager walks your property weekly and an operations manager runs the crews, so you never have to chase anyone to find out what happened.

How is pricing set?

We walk the property first, then give you an itemized proposal. You'll know what you're paying for and why, with no vague estimates.

Are you insured?

Yes. We are fully insured, and certificates of insurance are available on request.

How fast do you respond?

Usually within the hour during business hours.

How will I know when you're coming?

You get a notice the day before, and a heads-up when the crew is on the way with a 30 to 45 minute arrival window. You choose which of your contacts receive each notice.

What happens when you find a problem on the property?

We photograph it and tag where it is. If your contract covers it, it's fixed on the next visit and an after photo closes it out. If it doesn't, you get an itemized proposal first. Nothing extra is billed without your approval.

Who are some of your clients?

We maintain grounds for clients including the City of Kyle, Round Rock Church of Christ, Salado Youth Baseball and Cedar Ridge.

How do I get a quote?

Request a site walk on our website or call (512) 516-5749. We'll look at the property and bring you a plan and a number you can take to your board or owner.

How much does commercial landscape maintenance cost?

It depends on the size of the property, the turf and bed area, irrigation, and how often the property needs service. We walk the site first and give you an itemized proposal so you can see exactly what each line costs.

How will I know the work was done?

Every visit ends with a photo report. When we catch a problem we photograph it, fix it, and photograph the result, so you see what changed instead of just a line on an invoice.

Can you take over mid-contract from another landscaper?

Yes. We start with a site walk to document the current condition of the property so everyone has a clear baseline before we take over.

Can you help us plan enhancements within the budget?

Yes. We price enhancements like color rotations, mulch, bed redesigns and entry upgrades separately so the board can approve them on their own.

Do you handle multiple properties in one portfolio?

Yes. Each property gets its own reports, and the account manager can summarize across the portfolio.

How fast do you respond to requests?

We respond fast, usually within the hour during business hours.

Do you work with estate managers rather than owners directly?

Yes. Reports can go to whoever manages the property, and we coordinate access and scheduling around the household.

Can you handle a large planting project on the estate?

Yes. We self-perform large installations ourselves, including a recent estate project of over 400 trees and plants.

Can you maintain the landscape after installation?

Yes. Most installation clients move into a recurring maintenance plan with the same documentation every visit.

Do I need a maintenance contract to get enhancement work?

No. We can quote enhancement projects on their own, though most clients pair them with recurring maintenance.
